Application
Once you have found your new home, we require you to complete and online application form so that we can carry out detailed referencing. A refundable *holding deposit, capped at a maximum of one week’s rent is required to reserve the property. If your references are successful, the holding deposit will go toward your first month’s rent.
Referencing
The referencing would normally include a credit check, employment reference, current and/or previous landlord reference and in some cases a Right to Rent check. For all applicants we ask for copies of I.D. (i.e. Driving Licence, Passport etc). Depending on the results of the checks we may ask for a guarantor.
Tenancy Agreement
If the application is successful, we move on to the Tenancy Agreement. This is the legal contract between you and the landlord. It details what is expected of the landlord, the tenant/s and the letting agent.
Deposit
At this stage, we require a refundable security deposit of up to five weeks’ rent. By law, this must be protected in a deposit protection scheme, either by us or the landlord. The deposit covers any damages or unpaid rent at the end of the tenancy.
Rent is usually paid in advance, with the first payment due before your tenancy begins. You can pay by debit card, bank transfer, or Standing Order Mandate, with all future payments made via Standing Order as per your Tenancy Agreement.
*Please note: The holding deposit may be withheld if false or misleading information is provided, if you withdraw from the tenancy, or if you fail to sign the agreement within the agreed timeframe.
